  • Zoning Ordinance amended to correct various traffic shed capacities.

January 11, 2016

  • Zoning Ordinance amended to revise the standards relating to Rural Retreat-Extensive uses.
  • Zoning Ordinance amended to provide a definition for a kitchenette.

October 12, 2015

  • Zoning Ordinance amended to establish the following zoning districts and their subsequent standards:
    • Grassland Village District Character 1 (GVC1)
    • Grassland Village District Character 2 (GVC2)
    • Grassland Village District Character 3 (GVC3)
    • Grassland Village District Character 4 (GVC4)

September 14, 2015
  • Zoning Ordinance amended to establish a time frame associated with the permitted acceptance of fill materials.
  • Zoning Ordinance amended to include "artisan sales" in the list of activities which automatically classify a Temporary Event as Special Event - Extensive Impact.

March 9, 2015
  • Zoning Ordinance amended to clarify a portion of the Zoning Ordinance dealing with Private Easements.
  • Zoning Ordinance amended to create a sliding scale for determining allowable sizes of accessory structures as they relate to parcel size.
  • Zoning Ordinance amended to correct an error in Table 10.07-2: Summary Table of Minimum Setbacks.
  • Zoning Ordinance amended to clarify examples of permitted use types in the Recreational/Entertainment Use Category.
  • Zoning Ordinance amended to remove redundancies and consolidate the location of information regarding bond requirements.
  • Zoning Ordinance amended to reflect recent changes to applicable sections of Tenn. Code Ann. Sec. 13-3-413 regarding vesting.
  • Zoning Ordinance amended to reflect the expanded definition of Agriculture as approved by the Tennessee General Assembly.

November 11, 2014
  • Zoning Ordinance amended to clarify portions of the Zoning text dealing with Temporary Special Events, as follows:
    • The number of attendees for Special Events - Limited has been clarified.
    • Special Events - Extensive will be limited to fifteen (15) cumulative days per calendar year on a single parcel or site, except for those parcels within the Leiper's Fork Village District, which may have up to thirty (30) cumulative days per calendar year on a single parcel or site.
    • Definitions were added for the following uses:
      • Yard Sales
      • Artisan Sales
    • Exemptions to the standards have been further clarified.

September 8, 2014
  • Zoning Ordinance amended to address the following typographical errors:
    • Table 1.07-1 - Revised to correct CGV's previous Zoning District
    • Section 10.02(I)(3) - Changed the internal reference from 10.02-10 to 10.02-9
    • Table 10.02-6 - Changed Table Name
    • Table 10.02-13 - Changed to include acreage breakdown of College Grove Village Zoning District
    • Table 10.02-14 - Changed to include acreage breakdown of College Grove Village Zoning District
    • Table 10.02-15 - Changed Table Name
    • Table 10.02-16 - Changed Table Name
    • Table 10.07-2 - Corrected side and rear setbacks for residential uses within the Agricultural Zoning District
    • Table 10.07-3 - Removed additional measurements from 840C Zoning District
    • Table 14.03-1 - Addition of CGV and LFV Zoning Districts

March 10, 2014
  • Zoning Ordinance amended to exempt Rural Retreat-Extensive and Limited Uses from the parking surfacing requirements, with the exception of ADA compliant parking spaces.
  • Zoning Ordinance amended to create Section 13.03(D)(3) of the Steep Topography and Slippage Soil Protection Standards, creating standards regarding General Prohibition on Land Disturbance.

September 8, 2013
  • Zoning Ordinance amended to correct an error omitting the established maximum gross density within both the MGA-1 and MGA-5 Zoning Districts.

June 10, 2013
  • Zoning Ordinance amended to establish Specialty Education Facility, Intellectually and Developmentally Disabled as a permissible use type in the following Zoning Districts: RP-5, RD-5, RP-1, RD-1, SIC, MGA-1, MGA-5 and 840C.  In addition, such use is allowable as a Special Use, in the Village (V) Zoning District.
  • Zoning Ordinance amended to establish Craft Distilleries as a Special Use type in the RP-5 Zoning District.

May 13, 2013
  • Zoning Ordinance amended to add Section 10.06 regarding setbacks for nonconforming lots that do not meet the minimum lot size of the subject zoning district, and to renumber previous Section 10.06 to Section 10.07.
  • Zoning Ordinance amended to remove the requirement that the Tennessee Department of Environment and Conservation (TDEC) certify nontraditional wastewater systems (Section 20.08(B)(2)).

February 11, 2013
  • Zoning Ordinance amended to allow Conservation Subdivisions in the Hamlet (H) Zoning District.
  • Zoning Ordinance amended to clarify that the owners of property subject to a Map Amendment (rezoning) will be notified in writing of the proposed Map Amendment.

November 13, 2012
  • Zoning Ordinance amended to establish the Leiper's Fork Village (LFV) Zoning District.
  • Zoning Ordinance amended to establish Vacation Rental Homes as a permissible Use Type in the Leiper's Fork Village (LFV) Zoning District.

October 8, 2012
  • Zoning Ordinance amended to change the maximum building size in the Hamlet (H) and MGA-Hamlet (MGA-H) Zoning Districts.
